Access Statement

Arrival & Car Parking Facilities 

See the directions page.  The OS grid reference for Lake Bank is SD 288 898 and postcode for satnavs is LA12 8EZ.  It used to be LA12 8DL and older satnavs may still use this.

Free parking on flat gravel drive in front of Lingmell garage.

Parking for 3 cars, more by arrangement.

There are several external automatic security lights.

Entrances 

Keys are in the keysafe at the front door (main entrance).  

Main entrance (standard width) is next to the gravelled car park 10 meters from the car with easy level access via slate patio.

The back door is at the top of the outside stairs and is bolted on the inside.

 
Downstairs

Downstairs is a self-contained flat with no steps: lounge, en-suite double bedroom and separate kitchen, and therefore would be suitable for those requiring easy access.

The en-suite is a separate room with WC, basin and a large shower.

 
Upstairs

Upstairs is another self-contained flat with a large open plan lounge/dining area and kitchen, a double bedroom, bunk bedroom and family bathroom.  The lounge has two comfortable sofas, stools and a window seat.  The dining area has a large table with 6 chairs plus 3 additional folding chairs.  Access is via the external stairs to the porch and back door or via the inside stairs from the downstairs lounge.

There is a balcony accessible from the upstairs dining area through French windows where a large table with 6 garden chairs can be used.

The balcony has a bird feeder and is a good viewing point for a variety of birds including finches, tits, nuthatches, jays, woodpeckers and cuckoos. (A variety of water birds can be seen by the lake, including swans, geese, ducks, herons, kingfishers, great crested grebes and oyster catchers.)  Birdwatchers are invited to feed the birds and to contribute to the wildlife log book kept in the house.


Grounds and Gardens 

Lingmell has a large slate patio in front of the house with level access to the garden.  Another large table and 6 garden chairs and umbrella can be used.

The garden is wooded and rocky.  A stream runs through the garden.  Sheep regularly use the grounds, so dogs need to be kept under control.  Deer, squirrels and bats are also common visitors.  There are rope swings which are popular with the children.

The main access to Lake Bank is by the south drive which is tarmaced and sloping.  The north drive gives pedestrian access to the road but this is steeper and can be slippery if wet.  Care should be taken when crossing the main road as there are bends and dips in the road.   


Insurance

Building, contents and liability are insured by HomeProtect through Towergate Insurance.

The boats are separately insured with Bluefin Group through Mark Richard (Brokers) Ltd.


Additional Information 

Mobile phone reception is limited in the Lake District.  The Vodafone network is best.  Mobile phones on this network can be used at the house.  The EE network is O/S since the storms of the winter 2021/22.  There is no landline in the house.

Fire blankets and fire extinguishers are provided in the kitchens.

All bedrooms and the downstairs living room are carpeted.  The open plan lounge upstairs has oak flooring.  The kitchen downstairs and the porch upstairs have lino floors.

Both showers have grabrails.  A hair dryer is available.

A washing machine, iron and ironing board are also available.  A washing line and pegs are in the garage for guests to use, but washing should not be hung up outside.

There is a strictly no smoking policy at Lingmell.
