LINGMELL INFORMATION 2022



GENERAL


On arrival


If you get there in the dark, please have a torch handy, but there are infrared lights at the front.


As there are no shops close by, please come prepared!  The nearest ones are 10 minutes drive into Greenodd or Coniston and some stay open late and on Sundays in season.  Essentials can be bought in the garages in Greenodd and Coniston as well.  


The welcome folder in the lounge will give you all the information you need in order to operate the heating, electricity and electrical appliances and other useful information.  They also give instructions on how to leave the switches and taps at the end of your stay.  Please read these carefully.  Please let me know if they are inadequate.  These are reproduced below for convenience.  There are further detailed instruction booklets in one of the boxes in the bookcase downstairs.


Please sign the visitors’ book when you leave.  I will be happy to receive complaints, suggestions for improvements and any other comments about your stay.  In particular, please let me know if the house was left in an unclean state when you arrived.  


Keys


These are in the keysafe at the front door.  The keycode is given on payment of the full amount.  


The keys are colour coded:

Pea green - front door

Red – upstairs kitchen door

Light green – garage

Light blue – logshed


You will need to open the downstairs front door first as the upstairs porch door may be bolted on the inside.




Special changeover arrangements


Please arrive after 3pm and leave before 10am, unless otherwise agreed.


Water


The mains stopcock is in the box under the window by the front door.  This can be left on when you leave for the next guests.


Mains electricity and other switches


The main switches are in the meter cupboard in the downstairs bedroom.  The trip switches are also located here, except those for the downstairs kitchen which are in the back of the garage.  These can all be left as they are when you leave.


In the event of a power cut, a torch, gas lamp and gas stove are provided in the porch.


Immersion heater


The immersion heater is in the cupboard at the top of the stairs.  There are two time switches and a main switch.  Please leave the two time switches on timed and leave the main switch on.  The cylinder provides hot water for the bathrooms (basins, bath & showers) and upstairs kitchen.  This should be adequate for most purposes, but you can boost them for an hour if necessary by pressing the BOOST button.


Radiators


There are very efficient Rointe digital radiators in every room (two in the lounge).  They can be set to AUTOMATIC or MANUAL.  They should be on AUTOMATIC when you arrive.  On automatic, they are programmed to come on each day at certain times and temperatures.  I change this periodically according to the seasons.    If you want to override this, you can set the temperature you require using the +/- buttons, or you can set them to manual (press the MAN/AUT button), or turn them to STANDBY.  Please note that turning them to STANDBY will turn the radiators off.  Please do not switch them off at the wall, as the clock may be affected.  You can find out more details in the ROINTE Instruction Manual.  Please turn the radiators back to AUTOMATIC when you leave.  The bathroom towel rails are very similar and you can boost them for 2 hours by pressing the 2hr button.  


Blinds


Please leave these open when you leave.



UPSTAIRS KITCHEN


Ovens


Instructions on their use are in the top cupboard above the plates.


Fridge


This is in the right hand unit.  Please leave on.


Cooker hob


This is a halogen hob.  Please use the cleaner provided under the sink, not abrasives.



DOWNSTAIRS KITCHEN


Oven


Instructions on its use are in the right hand kitchen drawer.  If cooker won’t work, set the clock.


Fridge/freezer


Please leave the fridge/freezer plugged in and turned and make sure the doors are firmly closed.


Washer/tumble dryer


Instructions on the use of the washer are in the right hand kitchen drawer.  The hot and cold water taps for the washer are under the sink.  PLEASE DO NOT FORCE THE DOOR OPEN AND WAIT UNTIL THE LIGHTS GO OFF.


Water heaters


There is a water heater in the downstairs kitchen.  Please turn this switch off when not in use.



OUTSIDE


Patio and balcony


If you want to use the folding chairs in the dining area and the garage, please return them after use.  

No barbecues are allowed on the balcony.  


Wet and outdoor clothing


Please leave any wet and outdoor clothes in the porch upstairs or in the garage including outdoor shoes and boots. Pegs and a line are provided in the garage and airers for drying wet clothes.  Drying clothes is not allowed outside.


Rubbish


Household rubbish is collected very early every other Thursday (or Friday following a Bank Holiday).  Please use bin bags and place them in the black bins near the bottom of the drive.  There are also blue boxes for cardboard, paper and glass, and blue recycling bags for cans and plastic.  These are collected on the other weeks.  Please see the noticeboard for the collection calendar.  No rubbish should be left accessible to animals.  Dog bags should be placed inside bin bags and not directly into a bin.  


Grounds


Please respect the other residents and properties.  Most of the grounds (grass and woods) can be used; they are in common use by all of the residents, some of whom are permanent.  There are private areas and these are marked on the map pinned to the noticeboard.  No camping or caravanning is permitted.  Please do not allow dogs to foul the grounds and supervise them – there are sheep around!


Parking


Cars should only be parked in front of the garage.  There is enough room for 3 cars there.  Please do not park in front of the patio or use the carport or block other cars.


Wood & Coal


These are in the log shed underneath the porch.  To gain access, you need to use the small key on the key ring.  Some coal and logs are normally kept there with an axe and saw.  Please contact me if they are running low.  Dead wood can also be obtained from the grounds.  Please do not use the wood in the carport.  That belongs to someone else!


Canoes


The Canadian canoe and the kayaks and equipment can be used at your own risk (but not the dinghy).  Please read separate notice.  You will need to pull out the dinghy to gain access to the canoes.  Please report any damage found.  Beware of shallow water and rocks around the lake.  You have access to Lake Bank pier as I am a member of the Lake Bank Boat Club.  The key to the boathouse is hanging on the noticeboard at the back door.  Please return it before you leave.  There is a trolley in the garage to help transport the Canadian canoe down to the lake.  Please leave everything as you find it.



DOMESTIC


Towels and bed linen


Bedding, duvets, blankets and pillows are provided as well as towels.


An iron and ironing board are provided if required.  A hair dryer is also available for use.


Cleaning


It is requested that you leave the house clean and tidy and in the manner in which you would like to find it.  Cleaning equipment is provided.


Security


Please check all windows and lock all doors as you leave and bolt the porch door on the inside.  The keys should be left in the keysafe.


Toilets


The estate has its own septic tank.  Only toilet paper should be flushed down to avoid unnecessary blockages.  Bleaches should not be used.


Pets


Pets are welcome, provided that they keep off the beds and the inside stairs.  Dogs should be supervised in the grounds.


Visitor’s book


There is a visitor’s book in the lounge.  I would be pleased if you could sign it and put in any comments you wish to make about your holiday.  For example, if there are any places (walks, villages, pubs, restaurants, etc) you have been to which you would or would not recommend to future guests, then write it in the book.


Comments and suggestions


Also, please let me have any suggestions for improvement at the end of the holiday, so that Lingmell will be a place that people want to return to.


Beacon Tarn and Fell


If you have a chance, do visit them; it is well worth the effort for the views.  It takes about an hour to reach the top.  I help to maintain the treasure box and logbook in the cairn at the top but it regularly goes missing.  You can see old logbooks which I keep in the chest of drawers in the bunk bedroom. Beacon Tarn is the best place to swim in the Lake District in the summer.
